Overview

Khata is the property record maintained by GBA (Greater Bengaluru Authority, previously BBMP) that shows who is liable to pay property tax. E-Khata is its digital version, and it is now mandatory for property registration, loans, building plan approval and utility connections. We handle the entire E-Khata journey for you — eligibility check, document preparation, online application, Aadhaar eKYC, GPS capture, follow-up with the ward office and final download of your E-Khata certificate.

  5. 5Bifurcation & amalgamation — splitting one Khata into parts or merging adjoining properties.
  6. 6Corrections & re-issue — fixing name, extent, address or measurement errors in the record.

How the E-Khata process works

Five simple stages — you only need to share documents and approve the Aadhaar OTP.

  1. 1Document check — we verify your title deed, existing Khata and tax receipts and tell you exactly what is missing.
  2. 2Application — we file the E-Khata application on the GBA portal with your property details.
  3. 3Aadhaar eKYC — an OTP is sent to the mobile number linked to the owner's Aadhaar for verification.
  4. 4Property capture & upload — property photo, GPS location (latitude and longitude) and supporting documents are uploaded.
  5. 5Approval & download — the ward office verifies and approves; we hand over the final E-Khata certificate (Form A or Form B).

When is an EC (Encumbrance Certificate) madatory while apply for E khata?

EC is optional for most straightforward cases. You will need it in these situations:

  1. 1The previous Khata or tax paid receipt is not in the current owner's name.
  2. 2You are applying to move from Form B to Form A (B to A Khata) — for land or building only.
  3. 3You want to sell the property immediately, or plan to sell it within 3 months.
  4. 4You want to cancel a Loan / MODT / RMODT entry at the Sub-Registrar office.

Documents needed to apply for E-Khata at GBA (previously BBMP)

  • Mobile number for receiving OTPs
  • Previous / existing manual Khata copy (A Khata or B Khata)
  • Up-to-date property tax paid receipt
  • Title registration document — for example, the Sale Deed
  • Electricity bill — only for a site with a building, apartment or villa
  • Current owner(s) Aadhaar for eKYC — OTP goes to the Aadhaar-linked mobile number
  • Property photo — apartment, building, villa or empty site
  • GPS location of the property (latitude and longitude)
  • Complete address with landmark and pincode
  • EC (Encumbrance Certificate) — optional, see the EC section above
Please note
  • If your property is A Khata (Form A), you must also upload the OC/CC, sanctioned building plan or betterment charges paid receipt to get your E-Khata with Form A.
  • If you do not have a manual Khata, E-Khata can still be applied using your SAS application number — mutation charges will apply in such cases.
  • Keep the owner's Aadhaar-linked mobile phone handy on the application day; the eKYC OTP cannot be forwarded.
